Executive Parkview Townhomes (EPTA) is a quiet, 48-unit townhome community conveniently located off I-85, in northeast Atlanta, near the intersection of Briarcliff Road and North Druid Hills Road. Located within the City of Brookhaven, we are next to Children's Healthcare of Atlanta and less than 15 minutes from Midtown, Buckhead, Emory, and other major areas (pending traffic).
Our spacious two-car garage, three story units were built in the 1970s as one of the first complexes in the area and built on one of the highest elevations in DeKalb County. We have one of the best locations in the area, atop a hill among trees and beautiful foliage, with many units having views of the Buckhead skyline. We are nearby to some of the finest shopping, restaurants, churches, and schools.
We're proud to note that the average time for residents living in our complex is 15-20 years. Some of our current owners were part of the original purchasers and have lived here over 30 years - a testimonial to the quality of life EPTA has to offer - convenient, safe, peaceful and friendly!
Recently, our community has become very attractive to first time home buyers, retirees, and "empty nesters" looking to downsize.
Our Association is Fee Simple, which means our monthly fees are low (currently $250/month). Monthly fees currently include water, sewer, landscape maintenance, pool and clubhouse maintenance, and general maintenance of common areas.
For special, larger maintenance projects, special assessment fees are sometimes required. We try to limit these assessments to only the most-needed projects which homeowners themselves prioritize and vote upon.
The property is self-managed by a volunteer Board of Directors. This helps keep monthly fees low and ensures the property is managed and maintained by those who live here. As of January 2019, we contract with Atlanta Community Services (www.AtlantaCommunityServices.com) to assist with financial administration tasks (ex: collecting monthly fees, paying bills, etc.).
We are in the process of converting to a 100% owner-occupied property. Only owners who purchased prior to 2001 are permitted to rent their units. This practice discourages investors from purchasing units as rental properties. Over time, all of your neighbors will be owners and will have the same financial investment in the property as you. Note that special, temporary rental permits may be granted by the Board of Directors in case of extenuating circumstances. Roommates are more than welcome, as long as the owner also lives in the unit.
We love pets and are considered one of the most pet-friendly communities in Atlanta with plenty of space for walking and romping. We just ask residents to be responsible pet owners... control their pets, pickup after their pets, and respect their immediate neighbors when it comes to pet noise. Pet waste stations are provided as a convenience to pet owners.
Our property meets FHA loan requirements. Our goal is to help sellers and buyers make a smooth transaction.
